A Rent Increase Notice is a written document that outlines when and how much rent will increase and is generally sent to tenants anywhere from 30 to 60 days before the end of the original lease - depending on local and state laws that govern your rental property location. Giving proper written notice of a rent increase, will give tenant(s) enough time to budget for a higher monthly rent, and allow a landlord sufficient time to market the property if the tenant(s) decide not to renew the lease. Note: it is important to keep in mind the fact that some states limit how much landlords can increase rent - please be sure to refer to your local landlord-tenant laws BEFORE presenting the new price increase to your tenants. Once you finalize the rent increase letter, be sure to keep a paper trail to prove that you did deliver a rent increase letter by the locally-governed required timeframe - whether you deliver the notice through certified mail, email, or deliver the letter in person.

1) Property Information Section - to enter today's date, landlords name, landlords phone number, property type, property address, # of bedrooms, # of bathrooms, square feet, and tenant names
2) Notice of Rent Increase Section - which lists: the original lease date, address of the property, lease expiration date, the effective date of rent increase, price of current rent, price of new rent, the due date for the first increased rent payment, the day each new rent payment will be due, the new lease term, and the end of the new lease term
3) Tenant Statement Section- where tenants may respond on whether they agree to the rent increase, or whether they do not agree with the new monthly rent increase (if they choose not to agree to the monthly rent increase, the tenant must provide their intended move out date)
4) Special Instructions For Returning Signed Form- which provides the due date for when the form must be returned, the address to which the form must be sent (email address or postal address), and the contact number tenant can reach if they have any questions or concerns.
5) Signature Authorization Section - for landlord and employee to sign and date
